Grange Road

Grange Road Ramsgate was a design and build residential development for Southern Housing Group. The scheme comprised 39 flats and 3 town houses in a mix of 1, 2 and 3 bed units, with associated hard paved parking areas and soft landscaping.

The accommodation is arranged in two blocks of flats each with a securely controlled entrance giving access to communal stairs and lift. Linking the blocks is a short terrace of 3 storey town houses with private gardens to front and rear.

The three and four storey building is of timber frame construction with a combination of external facing brickwork and self-coloured render. In order to accommodate larger span external areas to the southern part of the ground floor plan, a steel frame and concrete first floor transfer deck was incorporated.

Glazing comprises double glazed composite type units with an aluminium faced timber frame in a combination of window and door assemblies. Balconies are provided to certain flats, supported by either cantilevered structure or by a separate steel frame allowing for differential movement.

Roofs to the Flat blocks are generally covered in a high performance membrane, but in certain locations are paved to allow external roof terraces. House roofs comprise a zinc standing seam covering.

The scheme is designed to conform to the relevant requirements of Code for Sustainable Homes, Lifetime Homes and the achievement of a BREEAM excellent rating.
